The following described premises, situated in the Township of Nelson, County of Portage and State of Ohio:
Situated in the Township of Nelson, County of Portage, State of Ohio, being part of said Township Lot 10 and part of the lands described in deed to Jean T. Visocan by Deed Volume 1080, Page 1013 of the Portage County Deed Records and all of the lands conveyed to James J. and Rose O. Visocan by Deed Volume 1039, Page 355 of the Portage County Deed Records and being more particularly bounded and described as follows:
Commencing for reference at a point in the intersection of the West line of said Township 10 and the centerline of Center Road (60.00' r/w). Said point being witnessed by a railroad spike found at the intersection of the centerline of Center Road with the centerline of Brosius Road (60.00' r/w), S. 60 degrees 12' 16" W., 6.98 feet; thence N. 60 degrees 42' 16" E., leaving said lot line along said centerline, 751.71 feet to an angle point in said centerline; thence N. 61 degrees 35' 24" E., continuing along said centerline, 561.92 feet to the princpal place of beginning for the parcel of land being described herein; thence N. 61 degrees 35' 24" E., continuing along said centerline, 227.60 feet to a 3" iron stake found; thence S. 00 degrees 01' 19" E., along the Westerly line of land conveyed to the State of Ohio by Deed Volume 900, Page 553 of the Portage County Deed Records, passing through a 1-1/2" iron pipe found 469.66 feet a total distance of 543.27 feet to a 1/2" capped rebar set; thence S. 89 degrees 32' 41" W., leaving said State lands, 119.16 feet to a 1/2" capped rebar set; thence S. 27 degrees 26' 05" W., 92.94 feet to a 1/2" capped rebar set; thence N. 06 degrees 13' 12" W., 354.63 feet to the principal place of beginning (witness a 1/2" capped rebar set at 32.40 feet therefrom along the last described course) and containing 1.9805 acres of land but subject to all legal highways, easements and restrictions as surveyed by Deron J. Milliman, P.S. No. 9-7717 for Milliman Surveying, Inc. on December 1, 1997.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
