In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 23, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

Situated in the Township of Brimfield, County of Portage and the State of Ohio and being part of Lot 28 and 29, Brimfield Township (T-2, R-9) and being part of a 10.031 acre parcel now or formerly owned by John Chlebina (O.R. 535, Pg. 829) being further described as follows:

Commencing for reference at a nail found on the centerline of Sandy Lake Road and the Southerly limited access right-of-way line of Interstate Route 76; thence S. 31 deg. 55' 07" W., along the centerline of Sandy Lake Road, a distance of 208.56 feet to a nail found; thence S. 74 deg. 22' 24" E., along lands now or formerly owned by L. D. and L. T. Brown (O.R. 1131, Pg. 831) and along the North line of Lot 7 of Wolf's Den Subdivision, a distance of 377.05 feet to a 5/8" steel rod set; thence N. 04 deg. 03' 31" W., a distance of 115.93 feet to a 5/8" steel rod set; thence S. 84 deg. 03' 49" E., a distance of 262.44 feet to a 5/8" steel rod set at the true place of beginning of the herein described parcel:

1) Thence continuing S. 84 deg. 03' 49" E., a distance of 320.55 feet to a point;

2) Thence S. 19 deg. 50' 18" E., a distance of 397.68 feet to a 5/8" steel rod set;

3) Thence S. 70 deg. 09' 42" W., along the right-of-way of Robert's Journey, a distance of 321.81 feet to a 5/8" steel rod set;

4) Thence continuing along said right-of-way along a curve to the right, having a radius of 400.00 feet, a chord distance of 103.03 feet which bears S. 77 deg. 33' 41" W., a central angle of 14 deg. 47' 59", an arc distance of 103.32 feet to a 5/8" steel rod set;

5) Thence N. 05 deg. 21' 09" W., a distance of 397.35 feet to a point;

6) Thence N. 90 deg. 00' 00" E., a distance of 23.63 feet to a point;

7) Thence N. 00 deg. 00' 00" E., a distance of 107.00 feet to a point;

8) Thence N. 90 deg. 00' 00" W., a distance of 33.66 feet to a point;

9) Thence N. 05 deg. 21' 09" W., a distance of 36.18 feet to a 5/8" steel rod set at true place of beginning and containing 3.871 acres, more or less, of which 2.030 acres are in Lot 28 and 1.841 acres are in Lot 29 as surveyed by Curtis G. Deibel, P.S. #6673 on January 30, 2001. Bearings are based on GPS traverse ties to Portage County Monuments Station mark 92-044-1 & 92-045-1.

Said Premises Located at 2281 & 2283 Roberts Journey, Ravenna, Ohio 44266.

Said Premises Appraised at $200,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
