Beginning at a point in the centerline of Knowlton Road and the North line of Lot 19 and being N. 89 deg. 55' 46" W., 1071.36 feet from a monument box at the Northeast corner of Lot 19; thence S. 1 deg. 23' 03" E., 711.27 feet to an iron pipe set in the Grantor's South line and passing over an iron pipe set 30.01 feet from the road center; thence S. 54 deg. 33' 30" W., 327.62 feet to an iron pipe at the Grantor's Southwest corner; thence N. 21 deg. 00' 14" W., 871.14 feet along the Grantor's West line to the centerline of Center Road and passing over an iron rod 35.27 feet from the road center; thence N. 42 deg. 00' 52" E., 118.95 feet along the centerline of Center Road to an iron spike at the intersection of said road line with the centerline of Knowlton Road; thence S. 89 deg. 55' 46" E., 482.37 feet along the centerline of Knowlton Road and the North line of Lot 19 to the beginning, containing 8.267 acres of land, be the same more or less, but subject to all legal highways as surveyed in March, 2002 by Edward J. Collier, Registered Surveyor No. 7141.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
