In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 16, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the State of Ohio, County of Portage, Township of Edinburg, and part of Lot 7 Southeast, Subdivision 1 and being part of a parcel now or formerly owned by George A. and Margaret F. Dickey (Volume 980, Page 942) and being more particularly described as follows:

Beginning at a stone found in a monument box at the Southeast corner of said Lot 7; thence S. 89 deg. 58' 33" W., along the centerline of Yale Road (40 feet wide) and the South line of Edinburg Township, a distance of 98.00 feet to a point; thence N. 45 deg. 31' 04" W., along the centerline of State Route 14 (variable width), a distance of 488.74 feet to a point at the true place of beginning of the herein described parcel; thence N. 45 deg. 31' 04" W., continuing along the centerline of said State Route 14, a distance of 230.00 feet to a point; thence N. 44 deg. 28' 56" E., a distance of 320.00 feet (and passing over a 5/8" steel rod with Deibel cap set at a distance of 40.00 feet) to a 5/8" steel rod with a Deibel cap set; thence N. 89 deg. 22' 23" E., a distance of 295.00 feet to a 5/8" steel rod with Deibel cap set; thence S. 40 deg. 05' 33" W., a distance of 284.83 feet to a 5/8" steel rod with Deibel cap set; thence S. 44 deg. 28' 56" W., a distance of 245.00 feet (and passing over a 5/8" steel rod with Deibel cap set at a distance of 205.00 feet) to a point at the true place of beginning and containing 2.223 acres, more or less, as surveyed by Curtis G. Deibel, P.S. #6673 on April 9, 2003.

Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
