In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, September 16, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Streetsboro to-wit:

And known as being part of Original Streetsboro Township Lot No. 38 and is further bounded and described as follows:

Beginning at a point in the centerline of the public highway, the public highway now known as Page Road, (60 feet in width) which bears North 921.87 feet from the intersection of said centerline with the Southerly line of said Original Lot No. 38, and which bears 600.00 feet from the Southwesterly corner of a parcel of land conveyed to Vojtesch Motl by deed recorded in Volume 347, Page 391 of Portage County Deed Records, said place of beginning being also the intersection of the said centerline of the public highway and the Northerly line of a 25 foot easement; thence South 88 deg. 46' 00" East, parallel to the said Southerly line of a parcel of land so conveyed to Motl and along the Northerly line of said 25 foot easement 1012.92 feet to an iron pipe and the principal place of beginning; thence North 9 deg. 29' 40" East, 606.15 feet to a iron pipe set in the Southerly line of the said parcel of land so conveyed to Motl; thence North 88 deg. 46' 00" West, along the said Southerly line of the parcel of land so conveyed to Motl, 372.92 feet to an iron pipe; thence South 600 feet and parallel to the centerline of the said public highway, to an iron pipe set in the Northerly line of the said 25 foot easement; thence South 88 deg. 46' 00" East, 272.92 feet along the Northerly line of said 25 foot easement to the principal place of beginning and containing 4.447 acres of land.

Said Premises Located at 1957 Cisar Drive, Streetsboro, OH 44241.

Said Premises Appraised at $135,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
