Situated in the Village of Garrettsville, County of Portage and State of Ohio:
And known as being part of Original Township Lot No. One (1) in Nelson Township and is more particularly known as being part of Village Lot No. 62 according to J. Cole's survey of Garrettsville aforesaid, made A. D. 1870. Said part of Lot No. 62 is bounded:
Beginning at a point on the Northeasterly line of Main Street (now Maple Avenue) at the most Southerly corner of Village Lot No. 45 according to J. Cole's survey and running thence North 43 degrees East, along the Southeasterly line of said Village Lot 45, 313-1/2 feet to a post at the most Easterly corner of said Village Lot No. 45; thence South 3 degrees East, 62-7/10 feet to a stone at the most Southerly corner of Village Lot No. 47; thence North 75 degrees 35' East along the Southerly line of Village Lot No. 47; 45-1/3 feet to a post; thence South 40 degrees 41' West 350-1/4 feet to a post in the Northeasterly line of Main Street (now Maple Avenue); thence North 51 degrees 57' West along the line of Maple Avenue, 100 feet to the place of beginning. Excepting therefrom the following described portion of the above described premises, conveyed by Sage Hurlburt et ux, to C. S. Arthurholt by deed recorded in Portage County Records, Volume 221, Page 33; beginning at the Northerly corner of Village Lot No. 62, which is also the most Easterly corner of Village Lot No. 45; thence South 43 degrees West, along the line between Village Lots No. 62 and 45, 70 feet; thence South 51 degrees 57' East to the Southeasterly line of Grantor's land; thence North 40 degrees 41' East to the extreme Northeasterly corner of Grantor land; thence South 75 degrees 35' West, 45-1/3 feet to an angle; thence North 53 degrees West, 62-7/10 feet to the place of beginning, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
