In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 26, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Palmyra to-wit:

Situated in the Township of Palmyra, County of Portage and State of Ohio:

Being part of Lot 30, Division 4 in said township and bounded and described as follows:

Beginning at an iron pipe in the Easterly line of said Lot 28, Division 4, at the intersection of the centerline of C.H. 132, Wayland Road and T.H. 129, Whippoorwill Road; thence S. 89 deg. 50' 46" W., along the centerline of T.H. 129, a distance of 2514.66 feet to an iron pipe; thence S. 32 deg. 29' 46" W., continuing along the centerline of T.H. 129, a distance of 204.30 feet to an iron pipe; thence N. 89 deg. 01' 14" W., continuing along the centerline of T.H. 129, a distance of 123.09 feet to a point, which is the true place of beginning for the following described parcel of land; thence continuing N. 89 deg. 01' 14" W., along the centerline of T.H. 129, a distance of 165.03 feet to a point; thence N. 00 deg. 07' 35" E. (passing over an iron pipe at 30.00 feet), a distance of 1799.19 feet to an iron pipe in the Southerly line of land now or formerly owned by Jay Ferry; thence S. 89 deg. 09' 37" E. along the Southerly line of said Ferry and land now or formerly owned by the Ohio Edison Company, a distance of 165.02 feet to an iron pipe; thence S. 00 deg. 07' 35" W. (passing over an iron pipe at 1759.59 feet), a distance of 1799.59 feet to the true place of beginning, containing 6.517 acres.

Said Premises Located at 8609 Whipporwill Road, Ravenna, OH 44266.

Said Premises Appraised at $160,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
