Situated in the Township of Rootstown, County of Portage, State of Ohio and known as being a part of Lot No. 30 of said township and further described as follows:
Beginning at a stone in a monument box at the Southwest corner of Lot 30 and the centerline of Sandy Lake Road C.H. 85; thence S. 87 deg. 27' 30" E., a distance of 437.59' along the centerline of Sandy Lake Road to a railroad spike in the p.c. of a curve; thence on a curve to the left, a distance of 165.96' along the centerline of said road having a delta 18 deg. 15' 21", radius 520.87', chord 165.26' with a bearing N. 83 deg. 24' 49" E. to a point; thence N. 3 deg. 51' 25" E., a distance of 1380.20' along the Easterly line of 6.436 acres to an I.P.; thence N. 85 deg. 59' 24" E., a distance of 200.00' along the Southerly line of property owned by E. W. Prusak Trustee to an I.P.; thence S. 3 deg. 51' 25" W., a distance of 1255.55' along the West line of a 5.409 acre tract to a point in the centerline of Sandy Lake Road and passing over an I.P. 64.57' back from said centerline; thence S. 54 deg. 36' 30" W., a distance of 58.02' along the centerline of said road to a railroad spike in a p.c. of a curve; thence on a curve to the right a distance of 178.89' along the centerline of said road having a delta of 19 deg. 40' 39", radius 520.87', chord 178.01' with a bearing S. 64 deg. 26' 50" W. to the true place of beginning and containing 6.091 acres of land more or less as surveyed by Edward P. Wancheck, Registered Surveyor No. 5756.

Said Premises Appraised at $340,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
