In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 12, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Beginning at the centerline intersection of Limeridge Road C.H. 222 and S.R. 303; thence S. 89 deg. 20' 53" E., along the centerline of S.R. 303, a distance of 755.53 feet to a point at the Southeast corner of a parcel of land now or formerly owned by K. G. and B. J. Fridley and the true place of beginning of the parcel of land herein described; thence N. 00 deg. 33' 14" W., along the East line of Fridley's parcel and the East line of a parcel of land now or formerly owned by D. A. and B. J. Philp 683.40 feet to an iron bar and passing over an iron pipe 30.00 feet from the centerline of S.R. 303; thence S. 89 deg. 20' 53" E., a distance of 100.00 feet to an iron bar; thence S. 00 deg. 33' 14" E., a distance of 683.40 feet to a point in the centerline of S.R. 303 and passing over an iron bar 30.00 feet from said centerline; thence N. 89 deg. 20' 53" W., along the centerline of S.R. 303, a distance of 100.00 feet to the true place of beginning and containing 1.5685 acres of land, more or less but subject to all legal highways, restrictions, reservations and easements of record, if any, as surveyed in July, 1980, by R. G. Twigg, Registered Surveyor No. 5638.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
