In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 12, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Beginning at a point in the center line of Martin Road, Township Highway 8 and the West line of Lot 45, and being N. 1 deg. 30' E., 859.84 feet from the Southwest corner of Lot 45; thence N. 1 deg. 30' E., 80 feet along the center line of Martin Road and the West line of Lot 45 to the Grantor's Northwest corner; thence S. 88 deg. 55' E., 275.00 feet; along the Grantor's North line to an iron pipe; thence S. 1 deg. 30' W., 80 feet to an iron pipe; thence N. 88 deg. 55' W., 275 feet to the beginning and passing over an iron pipe 30 feet from said beginning and containing 0.505 of an acre of land, be the same more or less, but subject to all legal highways, as surveyed by David J. Collier, R.S. #4819.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
