In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 22, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the Township of Edinburg, County of Portage and State of Ohio and known as being a part of Lot 9 S.E., Subdivision I in said township further bounded and described as follows:

Beginning at an iron rod at the Northwesterly corner of said Lot 9 S.E., Subdivision I and on the centerline of Clark Road (T.H. 121); thence S. 89 deg. 46' 50" E., along the centerline of Clark Road and the Northerly line of Lot 9 S.E., Subdivision I a distance of 801.62 feet to a #5 rebar which is the true place of beginning; thence continuing S. 89 deg. 46' 50" E., as in the previous course a distance of 125.05 feet to a #5 rebar; thence S. 01 deg. 12' 20" E., passing a witness pin (#5 rebar) at 30.00 feet, a distance of 2170.55 feet to a #5 rebar on the township line; thence N. 89 deg. 40' 55" W., along the Edinburg-Atwater Township line, a distance of 476.87 feet to an iron pin; thence N. 28 deg. 32' 25" E., a distance of 708.84 feet to a #5 rebar; thence N. 01 deg. 12' 20" W., a distance of 1545.54 feet (passing a #5 rebar 30.00 feet from the road centerline) to the beginning. Containing 8.751 acres, more or less, as surveyed in June, 1987, by Nolan K. Simon, Registered Surveor No. 6311.

Situated in the township, county and state aforesaid and known as being a part of Lot 9 S.E., Subdivision I in said township further bounded and described as follows:

Beginning at an iron rod at the Northwesterly corner of said Lot 9 S.E., Subdivision I and on the centerline of Clark Road (T.H. 121); thence S. 89 deg. 46' 50" E., along the centerline of Clark Road and the Northerly line of Lot 9 S.E., Subdivision I, a distance of 926.67 feet to a #5 rebar which is the true place of beginning; thence continuing S. 89 deg. 46' 50" E., as in the previous course a distance of 125.10 feet to a rail spike at the Grantor's Northeasterly corner; thence S. 01 deg. 12' 20" E., along the Westerly line of land owned by Joella Reed (992/343) passing a witness pin (axle shaft) at 29.97 feet, a distance of 2170.76 feet to a #5 rebar on the township line; thence N. 89 deg. 40' 55" W. along the Edinburg-Atwater Township line, a distance of 125.11 feet to a #5 rebar; thence N. 01 deg. 12' 20" W., a distance of 2170.55 feet (passing a #5 rebar 30.00 feet from the road centerline) to the beginning. Containing 6.232 acres, more or less, as surveyed in June, 1987 by Nolan K. Simon, Registered Surveor No. 6311, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
