Situated in the Township of Freedom, County of Portage and State of Ohio:
And beginning at the point of intersection of the North line of Lot No. 2 and the center of State Route 88; thence South 36 deg. 20' West, along the centerline of State Route 88, 391.43 feet to a point, the Southwest corner of land now or formerly owned by D. & D. Lock and the true point of beginning for the following described premises; thence North 89 deg. 26' 30" East, along the South line of said Lock Lands, passing over an existing iron pipe at 38.23 feet, a total distance of 487.00 feet to an iron pipe; thence South 0 deg. 33' 30" East, 131.64 feet to an iron pipe; thence South 89 deg. 34' West, passing over an iron pipe at 547.40 feet, a total distance of 584.85 feet to a point in the centerline of State Route 88; thence North 36 deg. 20' East, along said centerline 163.00 feet to the true point of beginning and containing 1.6125 acres of land as surveyed in May, 1986 by Donald D. Harvey, Registered Surveyor No. 4112.
Said Premises Located at 10038 St. Rt. 88, Garrettsville, OH 44231.
Said Premises Appraised at $87,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
