In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 22, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Being a parcel of land located in Lot 73, Deerfield Township, Portage County, State of Ohio, and being recorded in Volume 1128, Page 390, basis of bearing from Plat No. 10036 and being further described as follows:

Commencing at an iron pin found at the Southeasterly corner of Lot 73, said point being on the centerline of McClintocksburg Road (C.H. 135); thence N. 0 deg. 02' W., along the centerline of McClintocksburg Road (C.H. 135), a distance of 175.00 feet to a road nail set on said centerline, said point being the true place of beginning for this survey; thence S. 89 deg. 56' 20" W., along a line running through the Grantor's property and passing over a 5/8" rebar with cap No. 5461-5739 set at 30.00 feet, a distance of 746.74 feet to a 5/8" rebar with cap No. 5461-5739 set; thence N. 0 deg. 02' W., along a line running through the Grantor's property, a distance of 175.00 feet to a 5/8" rebar with cap No. 5461-5739 set; thence N. 89 deg. 56' 20" E., along a line running through the Grantor's property and passing over a 5/8" rebar with cap No. 5461-5739 set 30.00 feet from the centerline of McClintocksburg Road (C.H. 135), a distance of 746.74 feet to a road nail set on the centerline; thence S. 0 deg. 02' E., along the centerline of McClintocksburg Road (C.H. 135), a distance of 175.00 feet to the true place of beginning for this survey and containing 3.000 acres of land as survey in May 1999 by Floyd L. Thomas and Samuel C. Janks, Reg. Surveyors No. 5461 and 5739 of the State of Ohio.

Said Premises Located at 2411 McClintocksburg Road, Deerfield, OH 44411.

Said Premises Appraised at $50,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
