In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 22, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Beginning at a point in the center line of the Cleveland-East Liverpool Road, State Route #14, which is North-Westerly 169 feet from the intersection of said center line with the South line of Lot 12 and also the South line of Portage County; thence North 89 deg. 7' 30" West, 114.30 feet along the North line of the land of William J. Miller to an iron pin; thence North 22 deg. 16' East, 79.40 feet, passing over an iron pin at 44.38' to a point in the road center line; thence South 48 deg. 10' East, 113 feet along the road center to the beginning and containing 0.0972 acres of land, be the same more or less, but subject to all legal highways.

Beginning at the point of intersection of the South line of Portage County with the center line of the diagonal road that crosses the Southwest part of said lot; thence West along the county line 822 1/2 feet to the Southeast corner of land now or formerly owned by Paul N. Henry; thence North along the East line of said land owned by Paul N. Henry 110 1/4 feet to a corner of land formerly owned by A. Hartzell; thence East along the South line of land formerly owned by A. Hartzell 688 feet to the center of said road; thence Southeast along center of road, 169 feet to the place of beginning, containing according to the current tax duplicate 2.01 acres of land, be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
