In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 22, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Shalersville to-wit:

And known as being part of Lot No. 45 in said township and further bounded and described as follows:

Beginning at a highway right-of-way monument at the intersection of the Southerly right-of-way line of St. Rt. 303 (132 feet wide) and the Westerly right-of-way line of St. Rt. 44 (198 feet wide); thence South 06 deg. 14' 40" West, 88.40 feet along the Westerly right-of-way line of St. Rt. 44 to an iron pin found and the true place of beginning; thence continuing South 06 deg. 14' 40" West, 158.19 feet along the Westerly right-of-way line of St. Rt. 44 to a point, an iron pin was found North 83 deg. 42' 00" West, 0.61 feet from this point; thence North 83 deg. 42' 00" West, 447.34 feet to an iron pin found; thence North 06 deg. 00' 54" East, 80.82 feet to an iron pin found; thence South 83 deg. 42' 00" East, 252.89 feet to an iron pin found; thence North 06 deg. 28' 00" East, 165.77 feet to an iron pin found at the Southerly line of St. Rt. 303; thence South 83 deg. 42' 00" East, 15.00 feet along the Southerly right-of-way line of State Route 303 to an iron pin found; thence South 06 deg. 28' 00" West, 85.80 feet to an iron pin set; thence South 83 deg. 42' 00" East, 67.49 feet to an iron pin found; thence South 06 deg. 28' 00" West, 2.70 feet to an iron pin set; thence South 83 deg. 42' 00" East, 111.93 feet to the true place of beginning, containing 1.21 acres of land, more or less, but subject to all legal highways. As surveyed by James N. Connor, Registered Surveyor No. 4570 in June, 1974.

PARCEL TWO:

Situated in the Township of Shalersville, County of Portage and State of Ohio and known as being a part of Original Shalersville Township Lot No. 45 and is further being known as all of Reversion Tract No. 25, as shown on the Vacation Plat of a portion of State Route 44 and is numbered, platted and recorded in Portage County Plat No. P-91-32.

Said Premises Located at 9079 State Route 44, Ravenna, OH 44266.

Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
