Situated in the Township of Ravenna, County of Portage and State of Ohio:
Being part of Lot 115 and being also all of land conveyed to Christine Perry in Deed Number 200235781 of the Portage County Records; and being more fully described as follows:
Beginning at a 1/2" pipe set at the Northwest corner of Sublot 32 in McElrath Park Allotment (Block Z) recorded in Plat Volume 4, Pages 28-30 of the Portage County Records, said pipe is West 120.00 feet from the intersection of the South line of Wooster Ave. and the West line of Henderson Street and is the true place of beginning; thence along the West line of Sublots 32-28, South 0 deg. 40' 00" West, 150.00 feet to a 1/2" pipe found w/ID 7141; thence along the North line of Sublot 21-R, West 80.00 feet to a 1/2" pipe found w/ID 7141; thence along the East line of Sublot 36, North 0 deg. 40' 00" East, 150.00 feet to a 1/2" pipe found; thence along the South line of Wooster Avenue, East 90.00 feet to the place of beginning. Containing 0.3098 acres, more or less, as surveyed in November, 2002 by James C. Ellsworth, Registered Number 7835.
Said Premises Located at 3864 Wooster Avenue, Ravenna, OH 44266.
Said Premises Appraised at $35,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
