Beginning for reference at a monument found at the Southwest corner of said Lot No. 55, said point being at the intersection of the centerline of Bryant Road (TH 236) with the centerline of State Route 303 (Hudson-Braceville Road), a 60 foot wide road; thence South 89 deg. 20' 27" East with said centerline and the South line of said Lot No. 55, a distance of 403.77 feet to the Grantor's Southwest corner and being the true place of beginning of the parcel herein described; thence North 0 deg. 20' 33" East with the Grantor's West line and the East line of Lot Nos. 1 and 2 of the Matthew Allotment, as recorded in Plat Book 21, Page 4 of the Portage County Record of Plats, a distance of 509.86 feet to a 3/4 inch pipe found at the Northeast corner of said Lot No. 2; thence North 89 deg. 24' 50" West with the North line of Lot No. 2, a distance of 348.59 feet to a 3/4 inch bent pipe found and reset with a 5/8 inch iron pin at the pc of a curve to the left; thence with said curve having a central angle of 90 deg. 14' 36", a radius of 25.00 feet, an arc length of 39.38 feet, a chord bearing South 45 deg. 27' 51" West, a chord distance of 35.43 feet to a 3/4 inch pipe found on the East right-of-way line of aforesaid Bryant Road, a 50 foot wide road; thence North 0 deg. 20' 33" East with said East right-of-way line, a distance of 110.06 feet to a 3/4 inch pipe found at the pc of a curve to the left; thence with said curve to the left having a central angle of 89 deg. 44' 32", a radius of 25.00 feet, an arc length of 39.16 feet, a chord bearing of South 44 deg. 31' 43" East, a chord distance of 35.28 feet to a 3/4 inch pipe found at the pt; thence South 89 deg. 23' 59" East with the South line of Lot No. 3 aforesaid Matthew Allotment, a distance of 348.81 feet to a 3/4 inch pipe found at the Southeast corner of Lot No. 3; thence North 0 deg. 20' 33" East with the Grantor's West line and the East line of Lots Nos. 3, 4.1 R, 4.2R, 4.3R and the East line of two 1.50 acre parcels and the East line of a 1.00 acre parcel 955.92 feet to a 5/8 inch iron pin set at the Grantor's Northwest corner; thence South 89 deg. 16' 43" East with the Grantor's North line, a distance of 424.59 feet to the Grantor's Northeast corner, said Northeast corner being South 0 deg. 27' 45" West, a distance of 0.25 feet from a 2 inch iron pin found, but passing through a 1 1/2 inch pipe found at 2.28 feet; thence South 0 deg. 27' 45" West with the Grantor's East line and the West line of a parcel owned by Robert O. Hill (947/737), a distance of 1525.28 feet to the Grantor's Southeast corner, said corner being in the centerline of aforesaid State Route 303, but passing through a 5/8 inch pin found at 1495.28 feet; thence North 89 deg. 20' 27" West with the Grantor's South line, the South line of aforesaid Lot No. 55 and the centerline of said State Route 303, a distance of 421.40 feet to the place of beginning, containing 15.334 acre of land, more or less of which 0.319 acres lies within the right-of-way of State Route 303 and being subject to all legal highways, rights-of-way and easements. The above described parcel being the remainder of Parcel No. 1 and all of Parcel No. 2 as recorded in Deed Volume 1158, Page 498 of the Portage County Record of Deeds. The bearings cited herein are based upon an assumed meridian. The description was prepared by David B. Vollnogle, Registered Surveyor No. 6958 in September 2004 and based upon an actual field survey, supervised by him.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
