Known as being part of Lot No. 158 and all of Lot No. 161 in Woodard Heights Allotment as recorded in Plat Book 4, Pages 44 of the Portage County Records of Plats and further described as follows:
Beginning at an iron pin at the Southeast corner of said Lot No. 161; thence along the Northerly line of Cuyahoga Street on a curve to the right having a radius of 136' and a chord of 67.57' 68.28 feet to an iron pin; thence N. 15 deg. 53' 44" E., 186.43 feet to an iron pin to the North line of Lot No. 158; thence N. 89 deg. 29' E., 60.04 feet to an iron pin at the Northeast corner of Lot No. 161; thence S. 14 deg. 59' W., 173.13 feet to the beginning.
Said Premises Located at 731 Cuyahoga Street, Kent, OH 44240.
Said Premises Appraised at $90,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
