In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 15, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

PARCEL NO. 1:

Situated in the City of Ravenna, County of Portage and State of Ohio and known as being Lot No. Thirty-three of Bidwell Allotment formerly called Oakwood, as platted and recorded in Plat Book 3, Page 10 of Portage County Records.

PARCEL NO. 2:

Situated in the City of Ravenna, County of Portage and State of Ohio and known as being part of Lot 6 in the South Division of Lots in Ravenna Township and also as being part of Sublot Number 34 in the G. L. Bidwell Allotment known as Oakwood as the same is platted, numbered and recorded in the Portage County Record of Plats in Plat Book 3, Page 10 and more fully bounded and described as follows:

Beginning at the Northwest corner of said Sublot Number 34; thence S. 89 degrees 51' E., along the South side of Park Avenue for a distance of 49.00 feet to a point; thence S. 0 degrees 09' W., along the East line of said Sublot Number 34, a distance of 110.00 feet; thence N. 09 degrees 51' W., a distance of 49.00 feet to a point on the West boundary line of said Sublot Number 34 and property line of this Grantor; thence N. 0 degrees 09' E., along said sublot line and property line a distance of 110.00 feet to the place of beginning as surveyed by R. A. Weinkauf, R.S. 3859, June 1972.

Intending to convey the entire 49.00 feet frontage on the South side of Park Avenue to a depth of 110.00 feet excepting therefrom the South 15.00 feet of said Lot Number 34.

Said Premises Located at 1025 Park Avenue, Ravenna, OH 44266.

Said Premises Appraised at $100,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
