In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 15, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Located in Lot 40, and known as being the East 70.00 feet of Sublot 2 and the West 30.00 feet of Sublot 3 of Lakeview Crest Allotment as recorded in Volume 16, Page 86 of the Portage County Record of Plats and further described as follows:

Beginning at an iron rod at the Northwest corner of said Lot 40; thence S. 2 deg. 23' W., a distance of 1092.57 feet along the centerline of T.H. 3-A (Heimbaugh Road) and the West line of Lot 40 to the Southwest corner of said Lakeview Crest Allotment; thence S. 87 deg. 23' 30" E., a distance of 134.52 feet along the South line of said allotment to an iron pipe at the Southwest corner of Sublot 2; thence continuing S. 87 deg. 23' 30" E., a distance of 30.01 feet to an iron pipe, which is the true place of beginning; thence N. 1 deg. 04' 30" E., a distance of 199.33 feet to a point on the South right-of-way line of Crest Drive; thence S. 88 deg. 55' 30" E., a distance of 70.00 feet along the South right-of-way line of Crest Drive to an iron pipe at the Northeast corner of Sublot 2; thence continuing S. 88 deg. 55' 30" E., a distance of 30.00 feet to an iron pipe; thence S. 1 deg. 04' 30" W., a distance of 202.01 feet to an iron pipe on the South line of said allotment; thence N. 87 deg. 23' 30" W., a distance of 30.01 feet along the South line of said allotment to an iron pipe at the Southeast corner of Lot 2; thence continuing N. 87 deg. 23' 30" W., a distance of 70.03 feet to the place of beginning and containing .461 acres of land as surveyed by A. K. Boydell, Registered Surveyor No. 4434. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $118,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
