In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 15, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Situated in the Township of Suffield, County of Portage and State of Ohio:

Known as being part of Original Lot 33 in said township:

Beginning at a point 1/2" open top pipe marking the Southeast corner of Original Township Lot 33; thence West along the Southerly line of said lot a distance of 1486.70 feet to a 1/2" closed top pipe marking the Easterly R/W of Goodyear Park Boulevard (60 feet wide); thence North 02 degrees 58' 02" East along said Easterly R/W a distance of 573.36 feet to a 1/2" open top pipe and the true place of beginning for the parcel therein described:

1) Thence continuing along said R/W North 02 degrees 58' 02" East, a distance of 202.59 feet to the centerline of Waterloo Road (60 feet wide);

2) Thence Easterly along the centerline of Waterloo Road (60 foot wide) and along a curve bearing to the Northeast (delta 00 degrees 44' 40", a radius 5730.00 feet, chord 74.45) an arc distance of 74.45 feet;

3) Thence South 02 degrees 51' 05" West along the Westerly line of land belonging to or formerly belonging to D. Sheffler as recorded in Deed Volume 366, Page 370 Portage County Records. A distance of 200.89 feet to a 1/2" open top pipe and the Northerly line of land belonging or formerly belonging to E. & E. Pack as recorded in Deed Volume 831, Page 21, Portage County Records.

4) Thence South 86 degrees 30' 14" West along the Northerly line of Pack's property a distance of 75.00 feet to the true place of beginning.

The above parcel of land contains 0.344 acres, more or less, and is subject to all legal highways and easement of record. Surveyed by Lawrence L. Butterworth, Reg. Surveyor October 1981.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
