Beginning at a point at the intersection of the Southeasterly corner of Lot 15 and the centerline of S.R. 303, Hudson-Braceville Road; thence N. 88 deg. 15' 00" W., along the Southerly line of Lot 15 and centerline of S.R. 303, a distance of 218.72 feet to a point; thence N. 00 deg. 20' 00" E., a distance of 150.00 feet to a point; thence N. 88 deg. 15' 00" W., a distance of 35.00 feet to a point; thence N. 00 deg. 20' 00" E., a distance of 90.00 feet to a point; thence S. 88 deg. 15' 00" E., a distance of 35.00 feet to a point; thence N. 00 deg. 20' 00" E., a distance of 772.07 feet to a point in a Southerly line of land now or formerly owned by H. & I. Enterprises, Inc., a distance of 210.91 feet to a point in the Easterly line of Lot 15; thence S. 00 deg. 06' 30" E., along the Easterly line of said Lot 15, a distance of 1012.30 feet to the place of beginning, containing 5.062 acres of land, more or less, as surveyed April 30, 1991 by Al Szuch & Associates, Registered Surveyor No. 5398.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
