Beginning at a 5/8" iron pin found at the intersection of the Southwesterly corner of Sublot Number 117 in O. C. Atwater's Second Addition to the Village of Mantua as recorded in Volume 1, Page 142 of Portage County Map Records with the Northerly right-of-way of Prospect Street (60 feet wide); thence South 04 deg. 32' 48" West along the extended Westerly line of said Sublot Number 117, 30.08 feet to the centerline of Prospect Street; thence North 89 deg. 45' 00" West along the centerline of Prospect Street 303.34 feet to the Southwesterly corner of land conveyed to Tracy A. Leva by deed recorded in Volume 0059, Page 778 of Portage County Recorder's Office and being the principal point of beginning of the property herein described; thence North 89 deg. 45' 00" West continuing along the centerline of Prospect Street, 72.39 feet to the Southeasterly corner of land conveyed to Thomas R. Aldrich and Ruth Aldrich by deed recorded in Volume 954, Page 744 of Portage County Recorder's Office; thence North 04 deg. 30' 47" East along the Easterly line of land so conveyed, 30.08 feet to the Northerly right-of-way of Prospect Street and being referenced by a 1" iron pipe found (0.35 feet South, 0.03 feet West); thence North 04 deg. 30' 47" East continuing along the Easterly line of land so conveyed, 160.17 feet to a 3/4" iron pipe found at the Southwesterly corner of land conveyed to Delores J. and Brian E. Gregor by deed recorded in Instrument 200514801 of Portage County Recorder's Office; thence South 89 deg. 42' 08" East along the Southerly line of land so conveyed and the Southerly line of land conveyed to Michael R. McCauley by deed recorded in Volume 1034, Page 511 of Portage County Recorder's Office, 75.34 feet to a 3/4" iron pin found at the Northwesterly corner of aforesaid land conveyed to Tracy A. Lava; thence South 05 deg. 45' 26" West along the Westerly line of land so conveyed, 160.32 feet to the Northerly right-of-way of aforesaid Prospect Street and being referenced by a 3/4" iron pipe found (0.30 feet North, 0.02 feet East); thence South 05 deg. 45' 26" West continuing along the Westerly line of land so conveyed, 30.12 feet to the principal point of beginning and containing 0.3219 acres of land, of which 0.0500 acres are contained within the right-of-way of Prospect Street, be the same more or less, but subject to all legal highways, restrictions, reservations and easements of record.

This legal description was prepared from an actual field survey performed in November of 2005 by William R. Wallace P.S. No. 8288 of the Riverstone Company. All 5/8" X 30" iron pins set and capped "Riverstone Company - Dudley PS6747 - Casey PS8219".
Deed of Reference: Land conveyed to Joan E. Haney by deed recorded in Volume 1141, Page 863 of Portage County Recorder's Office. Bearings based on the centerline of Prospect Street being N. 89 deg. 45' 00" W., as established in O. C. Atwater's Second Addition to the Village of Mantua as recorded in Volume 1, Page 142 of Portage County Map Records 05-202.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
