And being known as part of Lot 58 of said township and further bounded and described as follows:
Beginning at a point on the centerline of Freedom Road (C.H. 211) at the Southwest corner of land conveyed to C. or C. Nichols by Volume 563, Page 468 of Portage County Official Records, said point being South 0 deg. 00' 00" West, 1181.87 feet from a 5/8" pin found at the intersection of said Freedom Road and the North line of said Lot 58; thence North 90 deg. 00' 00" East, along the South line of said Nichol's land and passing over a 5/8" pin found at 30.00 feet, a distance of 329.00 feet to a 5/8" capped rebar set; thence South 10 deg. 29' 29" West, a distance of 274.59 feet to a 5/8" capped rebar set; thence South 90 deg. 00' 00" West, passing over a 1/2" pipe found at 249.00 feet, a distance of 279.00 feet to point on said road centerline; thence North 0 deg. 0' 0" East, along said centerline, a distance of 270.00 feet to the point of beginning and containing 1.8843 acres of land as surveyed by Clifford H. McGuire, Professional Surveyor No. 7770. Basis of bearing: Survey Plat-P4055.
Said Premises Located at 8344 Freedom Road, Windham, OH 44288.
Said Premises Appraised at $80,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
