In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 17, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Beginning at a monument in a box on the East line of Sub-Div. 3 at the intersection of the centerline of C.H. 54 (Porter Road) and C.H. 124 (Calvin Road); thence S. 0 deg. 30' E., a distance of 499.35 feet along the centerline of C.H. 54 to a railroad spike at the intersection of said centerline and the centerline of C.H. 122 (Hughes Road); thence West, a distance of 280.00 feet along the centerline of C.H. 122 to a railroad spike at the S.W. corner of G. Hargett which is the true place of beginning; thence continuing West, a distance of 380.00 feet along said line to a railroad spike; thence North a distance of 245.62 feet to an iron rod; thence N. 89 deg. 20' 30" E., a distance of 377.44 feet to an iron pin at the N.W. corner of said Hargett property; thence S. 0 deg. 35' 30" E., a distance of 249.97 feet to the true place of beginning and containing 2.1543 acres of land, as surveyed by Terrence R. Hohnhorst, Reg. Professional Surveyor No. 5065, March 1973.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
