In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, June 3, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Beginning at an iron pipe found at the intersection of the centerline of C.H. 31, New Milford Road and T.H. 33, Unger Road, S. 01 deg. 25 min. 00 sec. E., a distance of 925.04 feet from an iron pipe at the N.W. corner of Lot 22; thence S. 82 deg. 37 min. 30 sec. E., a distance of 746.79 feet along the centerline of T.H 33, Unger Road to an iron pipe found at the N.E. corner of R. Kinsey, 871/578, which is the true place of beginning; thence continuing S. 82 deg. 37 min. 30 sec. E., a distance of 350.00 feet along the said centerline to an iron pipe found at the N.E. corner of this Grantor; thence S. 01 deg. 25 min. 00 sec. E., a distance of 784.92 feet along the East line this Grantor to an iron pipe found the S. E. corner thereof on the West line of D. Kinsey, 871/582 and 945/815; thence S. 88 deg. 35 min. 00 sec. West, a distance of 345.89 feet along the said South line of this Grantor to an iron rod set; thence N. 01 deg. 25 min. 00 sec. West, a distance of 838.41 feet to the true place of beginning and containing 6.4450 acres of land as surveyed by Terrance R. Hohnhorst, Registered Professional Land Surveyor Number 5065 in April, 1957.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
