In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, May 13, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Beginning in the East line of Lot 28 and being North 1 deg. 26' W., 230.87 feet from the Southeast corner of Lot 28; thence South 53 deg. 01' 29" West, 320.87 feet along the centerline of Smalley Road; thence North 1 deg. 26' West, 599.34 feet to an iron pipe and passing over an iron pipe 36.87 feet from the road center; thence North 88 deg. 51' 31" East, 261.09 feet to the centerline of Slagle Road and passing over an iron pipe 30 feet from the road center; thence South 1 deg. 26' East, 411.49 feet along the centerline of Slagle Road and the East line of Lot 28 to the beginning and containing 3.029 acres of land, as surveyed in February, 1981, by David J. Collier, Registered Surveyor No. 4819, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
