Beginning at a point on the centerline of Stanley Road (C.H. 235) and the East line of said Lot 52, said point being North 0 deg. 05' 37" West, 2668.35 feet from a 1/2" pin found at the centerline intersection of said Stanley Road and Hudson-Braceville Road (S.R. 303); thence South 89 deg. 54' 23" West, passing over a 5/8" capped rebar set at 30.00 feet, a distance of 609.84 feet to a 5/8" capped rebar set; thence North 0 deg. 05' 37" West, a distance of 150.00 feet to a 5/8" capped rebar set; thence North 89 deg. 54' 23" East, passing over a 5/8" capped rebar set at 579.84 feet, a distance of 609.84 feet to a point on said road centerline and lot line; thence South 0 deg. 05' 37" East, 150.00 feet to the point of beginning and containing 2.1000 acres of land as surveyed in July, 2004 by Clifford H. A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
