In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 1, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

PARCEL ONE:

Situated in the township, county and state aforesaid and known as being part of Lot No. 10, South Division of said Ravenna Township, bounded and described as follows:

Beginning at the intersection of the Westerly line of C.H. 164 Infirmary Road, and the Northerly line of T.H. 364, Merrilyn Road; thence S. 89 deg. 00' W., along the Northerly line of T.H. 364, a distance of 520.00 feet to an iron pipe which marks the true place of beginning for the following described parcel of land; thence continuing S. 89 deg. 00' W., along the Northerly line of T.H. 364 & distance of 50.00 ft. to an iron pipe at the Southeasterly corner of land now or formerly owned by W. C. & M. K. Stone, now S. J. Nelson; thence N. 00 deg. 55' E., along an Easterly line of said Stone, now Nelson, a distance of 170.00 ft. to an iron pipe in the Southerly line of land now or formerly owned by J. & V. Hutton, now W. L. Kline; thence N. 89 deg. 00' E., along the Southerly line of said Hutton, now Kline, a distance of 21.19 ft. to an iron pipe; thence S. 08 deg. 45' E., a distance of 171.47 ft. to the true place of beginning, containing 0.138 acre of land, more or less, as surveyed by Albert Szuch, Reg. Sur. No. 5398, August 2, 1971.

Situated in the township, county and state aforesaid and known as being part of Lot No. 10, South Division in said Ravenna Township, bounded and described as follows:

Beginning at the intersection of the Westerly line of C.H. 164 Infirmary Road, and the Northerly line of T.H. 364, Merrilyn Road; thence S. 89 deg. 00' W., along the Northerly line of T.H. 364, a distance of 570.00 ft. to an iron pipe which marks the true place of beginning for the following described parcel of land; thence continuing S. 89 deg. 00' W., along the Northerly line of T.H. 364, a distance of 29.97 ft. to a point; thence S. 47 deg. 48' W., continuing along the Northerly line of T.H. 364, a distance of 207.72 ft. to a point at the Southeasterly corner of land now or formerly owned by J. H. Sprott, now L. C. & W. E. Mace N. 43 deg. 34' W., along the Easterly line of said Sprott, now Mace, a distance of 170.00 ft. to a point in the Southerly line of land now or formerly owned by J. H. and M. E. Scott now T. & D. Dean; thence N. 47 deg. 48' E., along said Southerly line of Sprott now Dean, a distance of 275.58 ft. to a point; thence N. 89 deg. 00' W., along a Southerly line of Sprott, now Dean and land now or formerly owned by J. & V. Hutton now W. L. Kline, a distance of 99.59 ft. to an iron pipe; thence S. 00 deg. W., a distance of 170.00 feet to the true place of beginning, containing 1.195 acres of land, more or less as surveyed by Albert Szuch. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
