In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, April 1, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Aurora to-wit:

And being a part of Original Aurora Township Lots Nos. 1 and 8 and being further described as Sublot No. 411 in the Western Reserve Land Company's Geauga Fruitland Subdivision as the same is platted and recorded in Volume 4, Page 35 of Portage County Records of Plats, said Sublot No. 411 has a frontage of 50 feet on the Northerly side of Bryce Avenue and extends back between parallel lines of equal width 150 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

For their joint lives, remainder to the survivor of them.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
