In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, March 18, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

Beginning at a boat spike in the East line of Lot 44 and the center line of Nichols Road, C.H. 225, N. 0 deg. 45' E., 461.21 feet as measured along said East line and center line from an iron pipe at the Southeast corner of Lot 44; thence N. 89 deg. 02' 14" W., 545.00 feet to an iron pipe, passing over an iron pipe 30.00 feet from said East line and center line; thence N. 0 deg. 45' E., 125.00 feet to a point; thence S. 89 deg. 02' 14" E., 545.00 feet, passing over an iron pipe at 5.00 feet to said East line and center line, passing over an iron pipe 30.00 feet from said line; thence S. 0 deg. 45' W., 125.00 feet along said East line and center line to the beginning and containing 1.564 acres of land, be the same more or less, but subject to all legal highways, as surveyed by R. E. Stockman, Reg. Sur. No. 5134, October 20, 1966.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
