And known as being part of Township Lot 30, Division 4 N.W. and further described as follows:
Beginning at a point in the North line of said Lot 30, Division 4 N.W. and in the centerline of Fisher Road (T.H. 128, 60 foot R/W), being South 89 deg. 15' 05" East, a distance of 1667.08 feet from a track spike at the Northwest corner of said Lot 30, Division 4 N.W.; thence continuing South 89 deg. 15' 05" East along said North line of Lot 30, Division 4 N.W. and along said centerline of Fisher Road, a distance of 155.82 feet to an iron pipe; thence South 00 deg. 07' 55" West, a distance of 828.68 feet to an iron pipe and passing over an iron pipe at 30.00 feet; thence South 00 deg. 14' 04" West, a distance of 537.39 feet to an iron pipe; thence North 89 deg. 38' 27" West, a distance of 169.57 feet to an iron pipe; thence North 00 deg. 44' 55" East, a distance of 1367.15 feet and passing over an iron pipe at 1337.15 feet, to the beginning and containing 5.113 acres of land, subject to all easements of record, as surveyed by Dennis G. Heasley, Registered Surveyor No. S-5962, September, 1973.
Said Premises Located at 8544 Fisher Road, Diamond, Ohio 44412.
Said Premises Appraised at $225,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
