Situated in the village, county and state aforesaid and known as being part of Village Lot No. 24 in the original plat of the Village of Mantua Station and described as being the Southwest part of said Village Lot 24, bounded as follows:
Beginning at the Southwest corner of said lot; thence North 55 feet; thence East 109 feet; thence South 55 feet; thence West 109 feet to the place of beginning and being 55 feet by 109 feet from the Southwest corner of Lot No. 24 of the original survey of Mantua Village.

This instrument is intended to convey title to the North one-half of College Street from the East line of First Street to a point 109 feet Eastwardly therefrom as shown in D. Atwater's plat of Mantua Village as recorded in Deed Book 68 at Page 506 of Portage County Records; beginning at an iron pipe found at the Southwest corner of Sublot No. 24 which is also at the intersection of the North line of College Street with the East line of First Street; thence due East along the North line of College Street for a distance of 109.00 feet to a point; thence South 04 deg. 30' West for a distance of 15.00 feet to a point; thence due West along the centerline of College Street for a distance of 109.00 feet to a point; thence North 04 deg. 30' East for a distance of 15.00 feet to the place of beginning and found to contain 0.037 acres of land as surveyed by Lucius F. Converse, Reg. Sur. No. 1199 in August, 1965.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
