In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, February 4, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Randolph to-wit:

Being a parcel of land, located in Lot 29 of Randolph Township, Portage County, Ohio and being further described as follows:

Beginning at an iron pipe at the intersection of the centerline of Swartz Road, Township Highway No. 16 and Trump Road, Township Highway 12, at the Southwest corner of Lot 29; thence North 0 deg. 12' West along the centerline of Trump Road, a distance of 249.73 feet to a railroad spike which is the true place of beginning for this description; thence continuing North 0 deg. 12' West along the centerline of Trump Road, a distance of 160.31 feet to a railroad spike at the Southwest corner of the property of L. & G. Miller, and the Northwest corner of property of H. & S. Pontius; thence North 89 deg. 42' 04" East along the South line of the Miller property, passing over an iron pipe found 30.00 feet at side of road, a total distance of 446.57 feet to an iron pipe found at the Northeast corner of the H. & S. Pontius property; thence South 1 deg. 03' West along the East property line between H. & S. Pontius and L. & G. Miller, a distance of 160.35 feet to an iron pipe; thence South 89 deg. 42' West, passing over an iron pipe set 30.00 feet at side of road, a total distance of 443.08 feet to the railroad spike at the true place of beginning, and containing 1.637 acres of land as surveyed in March of 1974 by Thomas E. James, Registered Surveyor No. 1431 of the State of Ohio.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
