In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 28, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Located in Lot 37, Deerfield Township, Portage County, Ohio and being further described as follows:

Beginning at an iron rod found on the South line of Lot 37, West, a distance of 919.33 feet from a railroad spike found at the S.E. corner of said Lot 37 at the intersection of the centerlines of C.H. 49, German Church Road and T.H. 57, Watson Road; thence N. 00-03-40 W., a distance of 434.48 feet along the centerline of T.H. 57 to an iron rod found at the N.W. corner of land now or formerly owned by R. Bartholomew, 956/364 and which is the true place of beginning; thence continuing N. 00-03-40 W., a distance of 142.75 feet along the said centerline to a point; thence S. 89-51-20 E., a distance of 914.89 feet to an iron rod with cap set on the East line of this Grantor and East line of Lot 37; thence S. 00-30-14 E., a distance of 139.36 feet along the said lot line to an iron pipe found at the N. E. corner of land now or formerly owned by J. Eberling, 849/493; thence West, a distance of 100.00 feet to an iron rod found at the N. W. corner of land of Eberling; thence S. 89-45-16 W. , a distance of 415.97 feet to an iron pipe found at the N. E. corner of land of Bartholomew; thence N. 89-54-10 W., a distance of 400.00 feet along the North line of said land to the true place of beginning and containing 2.9744 acres of land as surveyed by Terrence R. Hohnhorst, Registered Professional Land Survyeor Number 5065 in May 1990.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
