Beginning at a point marked by a small iron pin found at the centerline intersection of Highway No. 247 (Mantua Center Road) and State Route No. 82; thence South 87 deg. 35' East along the centerline of State Route No. 82 for a distance of 528.67 feet to an iron pin at the Southeast corner of a 0.770 acre parcel of land now owned by Mantua Center Christian Church which is the true place of beginning of the following described parcel of land; thence North 04 deg. 30' East along the East side of said church property for a distance of 333.32 feet to an iron pin at the Northeast corner of said church property; thence South 85 deg. 06' East along the South line of property now owned by Owen, for a distance of 73.95 feet to an iron pin at an angle in said Owen property; thence South 87 deg. 35' East along the South side of said Owen property for a distance of 31.00 feet to an iron pin; thence South 04 deg. 30' West for a distance of 330.00 feet to a small iron pin in the centerline of State Route No. 82; thence North 87 deg. 35' West along the centerline of State Route No. 82 for a distance of 105.00 feet to the true place of beginning and found to contain 0.797 acres of land as surveyed by Lucius F. Converse, C.E. Reg. Sur. No. 1199 in March, 1962.

Beginning at a point marked by a small iron pin found at the centerline intersection of Highway No. 247 (Mantua Center Road) and State Route No. 82; thence South 87 deg. 35' East along the centerline of State Highway No. 82 for a distance of 633.67 feet to an iron pin which marks the true place of beginning of the following described parcel of land. This true place of beginning is at the Southeast corner of a 0.797 acre parcel of land now owned by Tinker; thence North 04 deg. 30' East along the East side of said 0.797 acre parcel of land for a distance of 330.00 feet to an iron pin in the South line of property now owned by Owen; thence South 87 deg. 35' East along the South line of said Owen property for a distance of 101.00 feet to an iron pin in the West line of land now or formerly owned by Kramer; thence South 04 deg. 30' West along the West side of said Kramer land for a distance of 330.00 feet to an iron pin in the centerline of State Route No. 82; thence North 87 deg. 35' West for a distance of 101.00 feet to the true place of beginning and found to contain 0.765 acres of land as surveyed by Lucius F. Converse, C.E., Reg. Sur. No. 1199, in March 1962.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
