In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 14, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Being part of Lot 9 S.D. 4 S.E. of said township. Beginning for commencement in the centerline of Clark Road, T.H. 121-A at the Southwest corner of Lot 9 S.D., 4 S.E. witness an iron pipe N. 00 degrees 23' 32" E., a distance of 29.76 feet, said point is also the true place of beginning for the property herein described. Property owned by S. A. Stronz; thence N. 00 degrees 23' 32" E., along the West line of Lot 9 S.D. 4 S.E., a distance of 1195.17 feet to a capped rebar found and passing over an iron pipe found 29.76 feet from the centerline of Clark Road T.H. 121-A; thence turning S. 89 degrees 18' 20" E., along the South property line of M. or L. Huzar, a distance of 150.00 feet to a capped rebar set; thence turning S. 00 degrees 23' 32" W., through the land of the Grantor, a distance of 1195.17 feet to a point in the centerline of Clark Road, T.H. 121-A and passing over a capped rebar set 30.00 feet from the centerline; thence turning N. 89 degrees 18' 21" W., along the centerline of Clark Road, T.H. 121-A, a distance of 150.00 feet back to the true place of beginning. Containing 4.115 acres of land more or less, and excepting all legal highways and easements of record. Surveyed by Terrence L. Pearson, P.S. #7305 in July of 2001.

Said Premises Located at 7047 Clark Road, Atwater, OH 44201.

Said Premises Appraised at $200,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
