In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, January 14, 2013, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Beginning at a point on the centerline of Nicholson Road (T.H. 295) said point being South 0 degrees 17' 10" West, a distance of 712.67 feet from the centerline intersection of said Nicholson Road and Knowlton Road (T.H. 295); thence South 0 degrees 17' 10" West, along the centerline of Knowlton Road, a distance of 340.00 feet to a point at the Northeast corner of land of Penn Glass Corp. as recorded in Volume 695, Page 87 of Portage County Record of Deeds; thence North 88 degrees 54' 45" West, and passing over an iron pin at 30.00 feet a distance of 474.80 feet to an iron pin at the Southeast corner of land conveyed to A. & J. Fournier by deed recorded in Volume 1028, Page 1048 of Portage County Record of Deeds; thence North 2 degrees 39' 14" East, along the East line of said Fournier's land, a distance of 340.00 feet to an iron pin; thence South 88 degrees 55' 27" East and passing over an iron pin at 430.75 feet, a distance of 460.75 feet to a point and the true place of beginning and containing therein 3.6503 acres of land as surveyed in March, 1990 by Jerry W. Daniel, Registered Surveyor No. 6222.

Save and except easements and restrictions of record, zoning ordinances, real estate taxes and assessments, if any, prorated to the date of this deed.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
