And known as being a part of Original Mantua Township Lot 35 and shown to include Lot 1 of Conants 2nd Add. as recorded in Plat Book 2, Page 63 and further described as follows:
Beginning at a point at the centerline intersection of Main Street State Route 44 and Woodford Street; thence South 85 deg. 00' East, a distance of 152.00' along the centerline of Woodford Street to a point; thence North 5 deg. 00' East, a distance of 20.00' to an I.P. in the North right of way of Woodford Street; thence South 85 deg. 00' East, a distance of 60.00' along the North right of way of said street to an I.P.; thence North 5 deg. 00' East, a distance of 163.96' to a point passing over an I.P. 0.49' back from said point; thence South 89 deg. 16' 40" East, a distance of 58.16' along the Southerly line of Block A of Mantua One Sub Div. and the North line of Conants 2nd Add. extended to a point; thence South 5 deg. 00' West along the West line of Sublot 2 of Conants 2nd Add. passing over iron pins at 2.05', 8.74' and 109.96' a distance of 168.30' to an I.P. in the North right of way line of Woodford Street; thence North 85 deg. 00' West, a distance of 58.00' along the Northerly right of way of said street to the true place of beginning and containing 0.22 acres of land, more or less, as surveyed by Edward P. Wanchick, Registered Surveyor No. 5756, be the same more or less, but subject to all legal highways.
Said Premises Located at 4693 Woodford Street, Mantua, Ohio 44255.
Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
