In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 10, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Situated in the Township of Edinburg, County of Portage and State of Ohio and known as being part of Subdivision 5 of Lot 5 in the Southwest quarter of Edinburg Township and further described as follows:

Beginning at a nail in the centerline of Giddings Road and the North line of Lot 5 and being S. 89 deg. 58' 55" W., 880.00 feet from an iron rod set at the Northeast corner of Subdivision 5; thence S. 24 deg. 50' 35" W., 540.00 feet along the approximate centerline of a stream to a point; thence S. 10 deg. 42' W., 100.00 feet along the approximate centerline of said stream to a point; thence West 150.00 feet to an iron pipe set and passing over an iron pipe set at 15.00 feet; thence N. 4 deg. 55' 38" E., 587.34 feet to the centerline of Giddings Road and the North line of Lot 5 and passing over an iron pipe 30.14 feet from the road center; thence N. 89 deg. 28' 55" E., 345.00 feet along the centerline of Giddings Road and the North line of Lot 5 to the beginning. Containing 3.177 acres of land, be the same more or less, but subject to all legal highways, as surveyed in December, 1993 by Edward J. Collier, Registered Surveyor No. 7141.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
