In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 10, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Lot 43 South Division in said township, and further bounded and described as follows:

Beginning at a 1" iron pin found in a monument box at the centerline intersection of Hommon Road (T.H. 153-A - 45' R/W) and Lakewood Road (60' R/W); thence North 28 49' 00" East, along the centerline of said Lakewood Road, a distance of 2217.86 feet to an angle point; thence North 35 45' 23" East, continuing along said road centerline, a distance of 89.77 feet to a point at a Northwest corner of land conveyed to J. D. and V. M. Adkins by deed recorded in Volume 844, Page 366 of Portage County Record of Deeds and the true place of beginning for the parcel herein described; thence North 35 45' 23" East, continuing along said road centerline, a distance of 106.60 feet to a point at the Southwest corner of land conveyed to R. E. Nolt by deed dated 12-27-2002; thence South 84 43' 12" East, along the South line of said Nolt's land, and passing over a 3/4" iron pipe found at 34.60 feet, a distance of 370.70 feet to an iron pin found at a Northwest corner of said Adkin's land; thence South 44 55' 00" West, along a West line of said Adkin's land, a distance of 211.70 feet to an iron pin set at an interior corner thereof; thence North 70 55' 15" West, along a North line of said Adkin's land, and passing over an iron pin set at 267.01 feet, a distance of 298.33 feet to a point and the true place of beginning and containing therein 1.0434 acres of land as surveyed in May, 2006 by Jerry W. Daniel, Registered Surveyor No. 6222.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
