Beginning at a 3" iron pipe found at the intersection of the Northwest corner of Lot 16 and centerline of T.H. 247 Mantua Center Road; thence S. 00 deg. 02' 00" E., along the West line of Lot 16 and centerline of T. H. 247, a distance of 387.91 feet to a point at the Southwest corner of land now or formerly owned by Mantua Land Co. (O.R. 223, Pg. 71), which marks the true place of beginning for the following described parcel of land; thence N. 89 deg. 15' 29" E., along a South line of said Mantua Land Co. (passing over a 5/8" iron rod set at 40.00 feet) a distance of 987.84 feet to a 5/8" iron road set in a West line of Mantua Land Co.; thence S. 00 deg. 02' 00" E., along Mantua Land Co.'s said West line and West line of land now or formerly owned by C. D. Bellar (O.R. 287, Pg. 635) a distance of 262.02 feet to a 1" iron pipe found at the Northeast corner of land now or formerly owned by M. Kash, et als. (Vol. 967, Page 396); thence S. 89 deg. 15' 29" W., along the North line of said Kash (passing over a 5/8" iron rod set at 947.85 feet), a distance of 987.84 feet to a track spike set in the West line of Lot 15 and centerline of T.H. 247; thence N. 00 deg. 02' 00" W., along the West line of Lot 16 and centerline of T.H. 247, a distance of 262.02 feet to the true place of beginning, containing 5.9416 acres of land more or less as surveyed and described August 24, 2005 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
