Being located in Lot #12 Rootstown Township, Portage County, Ohio and further described as follows:
Beginning at an iron pipe marking the intersection of the centerline of CH #108 aka Sanford Road which is also the East line of Lot #12 and the Wilkes-Deming Road (TR #116) also the township line between Rootstown and Randolph Townships; thence N. 89 deg. 28' W., 468.79 ft. along said township line to a railroad spike being the principal point of beginning for the following description and the Southeast corner of the following described tract; thence continuing N. 89 deg. W., 100.00 feet along said township line to a railroad spike and the Southeast corner of Alva Kelley property; thence North along the East property line of Alva Kelley 435.60 feet to an iron pipe and passing over an iron pipe set (sic) 30.00 feet from the township line or the centerline of the Wilkes-Deming Road; thence S. 89 deg. 28' E., 100.00 feet to an iron pipe; thence South 435.60 feet to the point of beginning and passing over an iron pipe set 30.00 feet therefrom said tract containing 1.00 acre of land as surveyed March 19, 1949 being part of premises conveyed by Earl P. Herndon and Edith M. Herndon to Ernest White. See Deed Book 430, Page 417.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998.
