In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, December 10, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

Situated in the State of Ohio, County of Portage, Township of Brimfield and being part of Lot 42 in said township. Beginning for commencement at the centerline intersection of Ranfield Rd. C.H. 88-F and Tallmadge Rd. C.H. 18, witness a mag nail found; thence S. 39 deg. 39' 40" E., along the centerline of Ranfield Rd., C.H. 88-F, a distance of 661.22 feet to a bridge spike found in said centerline and the true place of beginning for the property herein described; thence turning N. 00 deg. 33' 38" W., along the East line of T. E. McGuire Deed Volume 974, Page 933, a distance of 102.03 feet to an iron pipe found; thence turning N. 88 deg. 57' 70" E., along the South line of T. E. McGuire Deed Volume 959, Page 001, V. F. III and B. A. Simpson Deed Volume 1025, Page 1047, Deed Volume 947, Page 55, a distance of 219.99 feet to an iron pipe found; thence turning S. 00 deg. 56' 09" E., along the West line of J. L. Landis O.R.V. 168, Page 003, a distance of 100.00 feet to a point, witness an iron pipe found 0.68' S. and 0.20' W. and an iron bar found 0.61' S. and 0.37' W. of said point; thence turning S. 87 deg. 39' 06" W., along the North line of L. G. and B. A. Walsh Deed 200017550, a distance of 73.00' to an iron pipe found; thence turning S. 01 deg. 06' 57" E., along the West line of L. G. and B. A. Walsh Deed 200017550, a distance of 54.99 feet to an iron pipe found witness an iron pipe found 1.14' S. and 0.48' W. of said point; thence turning S. 88 deg. 38' 03" W., along the North line of L. G. and B. A. Walsh Deed 200017550, a distance of 80.00' to a point, witness an iron pipe found 0.70' S. and 0.32' W.; thence turning S. 01 deg. 04' 45" W., along the West line of L. G. and B. A. Walsh Deed 200017550, a distance of 24.93 feet to a point in the centerline of Ranfield Rd. C.H. 88; thence turning N. 40 deg. 55' 40" W., along the centerline of Ranfield Rd. C.H. 88, a distance of 104.22 feet back to the true place of beginning. The area contained in this property is 0.6775 acres of land more or less, but excepting all legal highways of record. The basis of bearing is to an assumed meridian, and denotes angles only. The survey was performed by Terrence L. Pearson P.S. #7305 in October of 2004. The property being conveyed is held in fee title by P. B. and C. Y. Kraska Deed Volume 1124, Page 964.

Said Premises Appraised at $95,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
