Starting at a railroad spike at the Northwest corner of said Lot 17; thence S. 0 deg. 42' 37" W., along the West line of Lot 17 and the centerline of Knapp Road, TH 169, a distance of 132.39 feet to a point and the true place of beginning for the following described parcel; thence N. 89 deg. 48' 10" E., passing over an iron pipe at 30.00 feet, a distance of 565.22 feet to an iron pipe; thence S. 0 deg. 12' 10" E., a distance of 125.00 feet to an iron pipe; thence S. 89 deg. 47' 50" W., passing over an iron pipe at 537.21 feet, a distance of 567.21 feet to a point on the centerline of Knapp Road; thence N. 0 deg. 42' 37" E., along the centerline of Knapp Road and the West line of Lot 17, a distance of 125.07 feet to the true place of beginning and containing 1.625 acres of land. Be the same more or less, but subject to all legal highways and easements of record as surveyed by Nolan K. Simon, Registered Surveyor No. 6311, in July, 1976. A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
