Situated in the State of Ohio, County of Portage, Township of Brimfield, being part of Lot 70 in said township and bounded and described as follows:
Beginning at a 3/4" iron pipe found at the intersection of the Northwesterly corner of said Lot 70 and the centerline of C.H. 11, Sunny Brook Road; thence S. 02 deg. 58' 00" W., along the Westerly line of said Lot 70 and the centerline of C.H. 11, a distance of 2037.07 feet to a point which marks the true place of beginning for the following described parcel of land; thence S. 88 deg. 30' 13" E., (passing over a 5/8" iron rod set at 30.00 feet), a distance of 463.84 feet to a 5/8" iron rod set in a Westerly line of land now or formerly owned by J. M. Stadler (Vol. 1110, Pg. 246); thence S. 03 deg. 08' 20" W., a distance of 145.16 feet to a 3/4" iron pipe found in a Northerly line of said Stadler; thence N. 88 deg. 30' 04" W., along the Northerly line of Stadler (passing over a 3/4" iron pipe found at 435.80 feet) a distance of 463.40 feet to a point in the Westerly line of Lot 70 and centerline of C.H. 11; thence N. 02 deg. 58' 00" E., along the Westerly line of Lot 70 and centerline of C.H. 11, a distance of 146.16 feet to the true place of beginning, containing 1.5557 acres of land, more or less, of which 0.1007 acres, more or less, are in the right of way of C.H. 11 as surveyed and described July 13, 1996 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Appraised at $146,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
