And known as being part of Lot No. 53, township, county and state aforesaid and more particularly described as follows:
Beginning at an iron pipe found at the Northwest corner of said Lot No. 53; thence South 00 degrees 15' West along the West line of said Lot No. 53 for a distance of 204.46 feet to an iron pin; thence South 85 degrees 57' East for a distance of 293.37 feet to an iron pin in the centerline of County Highway No. 164; thence North 20 degrees 28' East along the centerline of C.H. No. 164 (Infirmary Road) for a distance of 231.10 feet to an iron pion at the Southeast corner of Shady Nook Allotment No. 63729, as recorded in Plat Book 6, Page 48, Portage County Plat Records; thence North 88 degrees 40' West along the South side of said Shady Nook Allotment for a distance of 372.66 feet to the place of beginning and found to contain 1.62 acres of land as surveyed by Lucius F. Converse Registered Surveyor No. 1199 in July 1958.
Note: Iron pipes were found or set 30.00 feet Westwardly from the centerline of Infirmary Road on both of the East and West lines.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
