In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 22, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

Beginning at a point in the center of County Highway No. 89 (Sandy Lake Brimfield Road) which bears Northwesterly 594.00 feet from the Southeast corner of Lot No. 44; said beginning point is the Southwest corner of L.G. McClelland, et al. property and the Northwest corner of the Grantors; thence along the South line of L.G. McClelland, et al., and the North line of the Grantors, South 85 deg. 11' East 138.60 feet to an iron pipe at a common corner of McClelland, et al., and the Grantors; thence North 4 deg. 49' East 124.80 feet to an iron pipe at a common corner; thence along McClelland, et al., South line and the Grantors' North line South 89 deg. 57' East 332.20 feet to an iron pipe; thence through the property of the Grantors' South 0 deg. 30' West 218.30 feet to an iron pipe; thence South 87 deg. 53' West 395.50 feet to the center of the above mentioned road; thence along road center North 34 deg. 40' West 146.55 feet to the place of beginning containing 2.00 acres of land, of which 1.33 acres are in Lot No. 44 and 0.67 acres are in Lot No. 45, surveyed by Marvin F. Stevens, Reg. Surveyor No. 260.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
