In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, October 15, 2012, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Edinburg to-wit:

Known as and being a part of Lot No. 4, Subdivision No. 3 S.E., the Township of Edinburg, County of Portage and State of Ohio, bounded and described as follows:

Beginning at an iron pipe at the Southeast corner of said Lot No. 4, Subdivision No. 3, S.E.; thence N. 89 deg. 20' West and with the centerline of Giddings Road T.H. 117-C, a distance of 1185 feet to a point on line, marking the S.E. corner of the tract here in described and being the true place of beginning thereof; thence continuing North 89 deg. 20' West and with the center line of said Giddings Road, T.H. 117-C, a distance of 160 feet to a point on line; thence N. 0 deg. 06' 08" East and parallel to the East line of said Lot No. 4, a distance of 1037.14 feet to an iron pipe; thence S. 89 deg. 20' East and parallel to the center line of said Giddings Road No. T.H. 117-C, a distance of 160 feet to an iron pipe; thence South 0 deg. 05' 08" West and parallel to the said East line of Lot No. 4 and passing over an iron pipe, set 20 feet from the centerline of said Giddings Road, a distance of 1037.14 feet to the true place of beginning. Containing 3.8095 acres, more or less, and being Surveyed by Walter F. Sage, April 20, 1972, No. 788, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
