Located in Lot 1, Division 4, SE of said Palmyra Township and being further described as follows:
Beginning at an iron pin at the intersection of the centerline of T.H. 134 (Scotts Corners Road) and the centerline of C.H. 136 (Jones Road) which is the West line of Lot 1; thence S. 0 deg. 23' 35" W., a distance of 710.50 feet along the West line of Lot 1 to an iron spike; thence S. 88 deg. 26' 35" E., a distance of 431.25 feet along the North line of this Grantor to an iron pin which is the true place of beginning; thence continuing S. 88 deg. 26' 35" E., a distance of 177.83 feet along said line to a railroad spike on the centerline of T.H. 134; thence S. 38 deg. 07' 45" E., a distance of 288.69 feet along said centerline to an iron spike; thence S. 51 deg. 52' 15" W., a distance of 175.00 feet to an iron pin; thence South a distance of 305.52 feet to an iron pin; thence West a distance of 218.35 feet to an iron pin; thence North, a distance of 645.49 feet to the true place of beginning and containing 3.645 acres of land surveyed by Terrence R. Hohnhorst, R.S. No. 5065 in January, 1972.
Said Premises Located at 10564 Scotts Corner Road, Diamond, Ohio 44412.
Said Premises Appraised at $105,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
